If you wish to apply for a tenancy of a David Blount property please follow the guidelines below.

Advise us of your intention to apply by completing the “Intention to Apply for Tenancy” form at the bottom of this page.

 

To be able to process your application you will need to provide photographic ID and proof of your address. These will need to be original documents which we can copy at our Kirkby in Ashfield office. If the documents are not provided with your Intention to Apply Form, then we will be unable to proceed with your application.

 

A refundable holding deposit equivalent to one weeks rent should be paid on demand to enable this application to be processed. By signing this Intention to Apply form you agree that the holding deposit may be held for 15 days from receipt of payment.  Should your application be successful this will be transferred to either part of your security deposit or as part payment of rent.  Should your application be declined the deposit will be returned to you within another 7 days by bank transfer to your nominated account, UNLESS the application was rejected because any party to the application fails the Right to Rent checks, has provided false or misleading information, or if we, or our referencing agents, after having taken all reasonable steps to obtain the information needed but the prospective tenant fails to provide that information, within the 15 day deadline, or you decide to withdraw the application.  In such circumstances the holding deposit will not be refunded

Once this has been received, we will send a link to each applicant from our referencing partners at Let Alliance to complete their online application. The property will be reserved for 48 hours to enable you to complete the application.

 

Our Partner Let Alliance perform a credit check as part of your tenancy application referencing which includes your full credit report and score, alongside details of any current, historic or pending adverse credit, missed payments and defaults.  The overall assessment could impact your referencing assessment so it is important to disclose all aspects of your credit behaviour at the point of application.  If you have any concerns, you can speak to Let Alliance directly.  Failure to make material disclosures regarding your credit behaviour could result in the loss of your holding deposit

 

Once successfully processed, we shall contact you to arrange a suitable date for the sign up.

If your application is rejected, we may not be able to give you a reason as this would contravene Data Protection regulations.

 

Housing Act 2004

To ensure compliance with our landlord’s requirements no more than 2 unrelated shares will be considered for any tenancy.

 

Insurance

The landlord grants the tenancy to you upon the condition that you hold insurance at the point of sign up to protect up to £2500 against accidental damage caused by you to the landlords contents, any furniture, fixtures, fittings including carpets and floor coverings. You do not have to insure your own belongings although this is recommended. Please bring with you to the sign up, proof of this insurance cover, otherwise we may not be able to proceed with the sign-up process.

 

You may require a Guarantor if:

  • you are not in employment
  • you have adverse credit
  • you currently live with friends/family
  • you earn a low income to rent ratio

*Each application will be assessed on individual merit

 

Electronic Communication

Where possible, we prefer to use email for the provision of information. By signing the Intention to Apply for tenancy, you agree to receive by email the Energy Performance Certificate, How to Rent Guide, Legionella Risk Assessment, any gas or electric safety or condition reports and a draft of the Tenancy Agreement prior to tenancy sign up.
